Advice built around you, not the other way round.

Saho Financial Services is a UK based brokerage helping people and businesses
find the right mortgage, protection, commercial or development finance. We
search the market properly and explain things properly too.

Who we are

Saho Financial Services was set up to do one thing well: give people honest, whole-of-market advice on the finance decisions that matter most. We work with first-time buyers, homeowners, landlords, business owners, and property developers across the UK, and we take the same careful approach whatever the size of the deal.

We are authorised and regulated by the Financial Conduct Authority (FCA reference 920827), so every recommendation we make is held to that standard.

Buy to let remains a mainstream

How we work

  • We start by listening. Every situation is different, so we take the time to understand yours before suggesting anything.
  • We search across the market rather than a small panel of lenders.
  • We explain the reasoning behind our recommendations in plain English.
  • We stay involved from the first conversation through to completion.

Our specialities

We don’t just place standard cases. A good chunk of our work involves clients that high street lenders have already turned away, and we’re set up specifically to help with that.

Adverse Credit Mortgages

Many people assume past financial difficulties will rule them out of getting a mortgage. In most cases, that isn’t true.

County Court Judgments are more common than most people realise. Registry Trust recorded over 1.19 million new CCJs across the UK and Ireland in 2025, the highest annual total since 2019.

We work with specialist lenders who understand that circumstances change, and that a credit file from several years ago shouldn’t define what’s possible now. We regularly help clients who have experienced:

These lenders assess applications on a case-by-case basis, which opens up options that mainstream lenders simply don’t offer.

Bridging Finance

Bridging finance is built for situations where speed, flexibility, or timing matters more than anything else. We arrange bridging loans for property purchases, broken chains, auction completions, refurbishment projects, land acquisitions, property conversions, and short-term funding needs.

The sector has grown quickly. The Bridging and Development Lenders Association reported that the outstanding UK bridging loan book passed £13 billion in 2025, up from £10 billion the year before, representing growth of more than 50%.

We work closely with specialist bridging lenders to structure funding that’s competitive and genuinely fit for purpose, and we guide clients through the whole process, from application right through to planning the exit.

Bridging finance is built

Auction Finance

Auction purchases come with a strict deadline. Most successful bidders have to complete within 28 days, and missing that window can mean losing your deposit and facing further penalties.

We help buyers secure funding quickly for residential auction purchases, buy-to-let investments, refurbishment projects, commercial property, mixed-use property, and land. Working with specialist lenders and bridging providers means we can meet tight completion deadlines while still keeping your longer-term plans in mind.

Development Finance

Property development needs funding that matches how a build actually progresses. We help developers access finance for ground-up developments, conversion projects such as office-to-residential schemes, heavy refurbishments, and development exit finance to refinance a completed project and improve cash flow.

We work with a broad panel of specialist development lenders and structure facilities around your build costs, timeline, and exit strategy from the outset.

Our approach

Property and business finance can be complicated, and a lot of the advice out there is generic. We’d rather spend longer getting the detail right than rush you towards a decision. That means real conversations, real numbers, and recommendations that reflect your actual circumstances.

Regulatory standing
