How getting a mortgage with Saho works

Advice that starts with listening

Mortgages involve some of the biggest financial decisions most people make. Our advisers take the time to understand your full situation before recommending anything, and we’ll always tell you honestly if we don’t think now is the right time to proceed.

The UK mortgage market, and why a broker usually helps

UK gross mortgage lending is forecast to reach around £300 billion in 2026, according to UK Finance, against an average UK house price of around £270,080, per ONS and HM Land Registry house price data. It’s a big, competitive market, with hundreds of products changing regularly, which is exactly why so few people manage it well alone.

Brokers now arrange around 91% of new mortgages in the UK, according to industry intermediary data, up from a much smaller share a decade ago. Borrowers increasingly recognise that a whole-of-market search turns up options a single lender’s website never will.

The FCA’s own research has also flagged that a meaningful share of borrowers stay on uncompetitive deals simply because switching feels like effort, sometimes called the loyalty penalty. A single conversation with an adviser is often enough to work out whether switching is worthwhile.

Real world scenarios

Comparing options before committing

A couple in their early thirties had a mortgage offer from their own bank and assumed it was a reasonable deal, since they hadn’t shopped around before. Running the same numbers across the wider market, we found a comparable rate with lower fees and more flexible overpayment terms from a different lender, saving them a meaningful amount over the fixed period without any extra risk. It’s a common outcome. Comparing properly costs nothing and rarely leaves you worse off.

Frequently asked questions about mortgages

Is SAHO Financials FCA regulated?

Yes. We are authorised and regulated by the Financial Conduct Authority. You can check our registration on the FCA Register using our FCA number 920827. Being regulated means we are legally required to give advice that is in your best interests

You can approach a lender directly, though you will only see that lender’s own products. Around 91% of UK mortgages are now arranged through brokers, largely because a whole-of-market search tends to find better-fitting deals than a single lender’s range.

It depends on your income, outgoings, deposit, and credit history. Use our mortgage calculators to get an early estimate, or speak to an adviser for a proper affordability assessment.

A Mortgage in Principle is an indication of what a lender might offer based on an initial assessment, useful for showing sellers you’re serious. A full mortgage offer follows a complete application, including a valuation and full underwriting.

An initial conversation and a Mortgage in Principle typically use a soft credit check, which doesn’t affect your score. A full application involves a hard credit check, which we’ll always flag before proceeding.
